Stripe as payment provider
These details are typically discussed during the first training session, but since onboarding processes may vary, ensure at this point that the credentials and contract with Stripe have been ordered.
If this hasn’t been done yet, place an order by emailing onboarding@moder.fi or support@moder.fi if you have already completed your onboarding process.
Let us know that you would like us to order Moder specific Stripe account for you. In return, we will send you a link for ordering Stripe account. Please note that you need to set up your Moder specific Stripe account through the link we send you in order it to work properly with Moder.
Note! Orders for payment providers must be made through Moder to access Moder’s contract pricing.
Where to set up payment integration details in Moder
You can configure your Stripe account ID in Moder under Settings > Integrations. Note that we also ensure from our end that the correct Stripe account ID is entered to your Moder after getting a notification that your Stripe account is complete.
Booking.com integration
If you want to list your accommodations on Booking.com, the integration can be done in Moder via the Beds24 channel manager. Once set up, all reservations from Booking.com will flow directly into Moder, and Booking.com will fetch availability and pricing directly from Moder.
Please note that your Moder structure and the room categories you want to sell must exactly match the categories listed on Booking.com. Ensure that the properties listed on Booking.com are built the same way as in Moder, or update them to match.
Important! Do NOT create a Beds24 account yourself - this will be handled by the Moder team.
Process steps:
- Create the desired room types/properties in your Booking.com channel management account if they don’t already exist.
- Download and complete this Excel file: Room mappings for Moder x Booking_EN.xlsx
- Instructions for filling out the Excel are included within the file.
- Contact Moder’s onboarding team or support services at support@moder.fi and inform them that you want to activate the Booking.com sales channel. Attach the completed room mapping Excel.
- Please remember to add the Connectivity Provider on Booking.com extranet to Beds24. This is essential so that we can begin the integration.
- Sales will open automatically on Booking.com once the integration is complete.
The Moder team will confirm when the integration is ready. After that, Booking.com will fetch availability and pricing directly from Moder.
It is also important to check Booking.com-account for room prices to ensure everything looks correct after the integration is complete.
Note! Please ensure you have added Beds24 as a connectivity provider in Booking.com extranet. We will be able to assist you with the integration only after this is done.
Important notes about Booking.com pricing
Note! Please make sure that if you have closed dates on Booking.com, you have also closed the same dates in Moder. Due to the integration, closures set on Booking.com will disappear, as they will now be managed from your Moder system.
If you use the Per Occupancy Pricing model with Booking.com, the extra person fee can only be set per night. It is not possible to set an extra person fee per booking.
Currently, extra person fees for children are not transmitted to Booking.com.
If you have configured price changes based on the length of stay in Moder's base pricing (e.g., a 10% discount for stays of three nights or more), these rules will not automatically transfer to Booking.com. Instead, they must be configured separately in your Booking.com channel management settings.
Actual price rules set in Moder will also transfer to Booking.com. Additionally, Moder allows you to create price rules that apply exclusively to external booking channels.
When updating prices or price rules in Moder, remember to click the "Update rates to sales channels" button in the top-right corner of the Pricing section in Moder. This ensures faster updates to booking channels (usually within a few to several minutes, depending on the channel).
Moder sends prices to Booking.com one year into the future.
Airbnb integration instructions
If you want to list your room categories on Airbnb, your Airbnb account can be integrated with Moder through Beds24 channel management. After the integration, all bookings from your Airbnb account will be automatically synced with Moder, and Airbnb will pull availability and pricing directly from Moder.
Please note that the structure in Moder must match the structure you've created in Airbnb for properties and rooms - these must correspond, or we cannot create the integration. Basically this means that each room category in Moder must have a corresponding listing in Airbnb.
NOTE! Do NOT create a Beds24 account yourself - the Moder team will handle this for you.
Process steps
Create the desired listings on your Airbnb account.
Contact Moder Support (support@moder.fi) or the onboarding team and inform them that you wish to enable Airbnb integration. We will need a list of the room categories to be added, including the room category's name in Moder and its corresponding name or listing ID in Airbnb (this will help match the properties later).
Moder Support will send you instructions by email on how to link your Airbnb account to the Beds24 account. Please confirm via email once you've completed the linking process.
Once your Airbnb account is linked to the Beds24 account, we will complete the integration.
We will confirm when the integration is complete. Afterward, please check your Airbnb account to ensure the synchronization (prices and availability) appears correct.
You should be still able to manage length of stay discounts (e.g. a weekly discount) and possible extra fees (e.g. cleaning or pet fee) through your Airbnb account.
Note: Moder sends prices to Airbnb one year into the future.
Important notes about Airbnb pricing
If you use the Per Occupancy Pricing model with Airbnb, the extra person fee can only be set per night. It is not possible to set an extra person fee per booking.
We configure the integration so you can continue managing any additional charges specific to Airbnb (e.g., pet fees or cleaning fees) directly from your Airbnb account. After the integration, please ensure that any additional services remain bookable on Airbnb as desired.
The integration is also set up to allow you to manage discounts based on the length of stay (e.g., weekly discounts) directly from your Airbnb account. After the integration, please check that your desired discounts are still active on Airbnb. If you are unable to manage stay-based discounts on Airbnb after the integration, please contact us.
When updating prices or price rules in Moder, remember to click the "Update rates to sales channels" button in the top-right corner of the Pricing section in Moder. This ensures faster updates to booking channels (typically within a few to several minutes, depending on the channel).
Airbnb and iCal integration
Airbnb can also be connected to Moder using iCal. This option might be suitable, for example, if properties on Airbnb need to remain on a request-to-book setting (which is not possible with a direct integration) or if the Airbnb account is managed by someone who does not have access to Moder's pricing management (e.g., the property owner in a sublet scenario).
With iCal integration, we require the "Export Calendar" link from your Airbnb account, which will be added to the Beds24 account. Similarly, we will provide you with the "Airbnb Import Calendar (Inventory)" link from Beds24, which needs to be added to your Airbnb account.
Key points about Airbnb iCal integration:
Pricing does not transfer from Moder to Airbnb; pricing must still be managed in Airbnb. However, note that even though pricing is managed on Airbnb, a pricing setup must exist in Moder for the correct availability to be updated.
Although pricing is not transferred from Moder to Airbnb, room categories must still have prices created in Moder. Otherwise, availability cannot be updated. Ensure that pricing is set up in Moder before proceeding with iCal integration.
Booked dates are transferred from Airbnb to Moder as bookings, and Airbnb pulls availability directly from Moder's booking calendar, but with some limitations:
- Only confirmed bookings are transferred from Airbnb to Moder; pending requests do not block dates in Moder's calendar.
- Closed dates do not transfer from Airbnb to Moder. To block dates from being sold, it’s best to create an out-of-order booking directly in Moder's calendar.
For a seamless iCal integration, please ensure all required pricing and availability settings are properly configured in Moder before beginning the process.
Please note that even though iCal integration with Airbnb in technically possible, it is never as reliable as proper XML-integration. Hence, we always recommend proceeding with the proper XML-integration whenever possible.
Expedia integration instructions
If you want to list your room categories on Expedia, the integration can be set up with Moder through Beds24 channel management. Once completed, all bookings from Expedia will flow directly into Moder, and Expedia will pull availability and pricing directly from Moder.
Process steps:
Create the desired room categories in your Expedia channel management account if they are not already set up.
Download and complete the Room mappings for Moder x Expedia_EN.xlsxfile.
- Instructions for filling out the Excel file are provided within the file.
Contact Moder Support (support@moder.fi) or the onboarding team to inform them that you wish to enable the Expedia sales channel. Send the completed room mapping Excel file along with your request.
- Please change the Connectivity Provider in your Expedia channel management to Beds24.
- We strongly recommend temporarily closing sales on Expedia until you receive confirmation that the integration is complete. This helps avoid the risk of double bookings while Moder and Expedia are not yet fully connected via Beds24.
Once the integration is complete, we will confirm it with you. After that, Expedia will pull availability and pricing directly from Moder.
Important notes about Expedia pricing
If you use the Per Occupancy Pricing model with Expedia, the extra person fee can only be set per night. It is not possible to set an extra person fee per booking.
Extra person fees for children are not currently transmitted to Expedia.
If your room category's base pricing in Moder includes adjustments based on the length of stay (e.g., a 10% discount for stays of three nights or more), these rules will not transfer directly to Expedia. You will need to configure them separately in your Expedia channel management.
Actual price rules set in Moder will also transfer to Expedia. Additionally, you can create price rules in Moder that apply exclusively to external booking channels (refer to the detailed pricing instructions in Moder).
When updating prices or price rules in Moder, remember to click the "Update rate's to sales channels" button in the top-right corner of the Pricing section in Moder. This ensures faster updates to booking channels (typically within a few to several minutes, depending on the channel).
Moder sends prices to Expedia one year into the future.
Cottage Finland (Mökkivuokra) integration
Follow these steps
- Contact Cottage Finland (Mökkivuokra) and let them know you would like to start using their service
- Let them know that you are using Moder platform and would like to integrate your Cottage Finland account with Moder
- Once the contract is drafted with Mökkivuokra, they will contact our support to ask us for integration
- After the request from Mökkivuokra, our customer care will request our tech team to do the connection
- We will confirm Mökkivuokra once the connection is active from our side
Please note that essentially Mökkivuokra will then direct the end customer to finish their booking through your Moder webshop. Hence, the same prices will apply to Mökkivuokra customers as for your own webshop bookings.
Locking integrations
General instructions for managing bookings with lock integration
Creating a booking
When a booking is made via the webshop or added manually in Moder, a PIN code is automatically generated for the booking. The PIN code is visible in three places:
- The booking preview view
- The booking Edit view
- The GuestApp page for the customer when the check-in time begins
Cancelling a booking
If a booking is cancelled, Moder disables the PIN code by removing the booking from the lock system (all lock systems). Note that if a room-specific PIN code is set, it will still appear on the cancelled booking.
Changing the duration of a booking in the same property
If the booking duration is modified, the updated duration is automatically reflected in the lock system (all lock systems), and the PIN code remains the same.
Transferring a booking to another property
When a booking is moved to another room or room category, the outcome depends on the lock system:
- TaskTouch system: Booking details are updated in TaskTouch automatically, and no action is needed in Moder.
- Other lock manufacturers (Rollock, iLOQ, Remotelock, Fisplay, Ratna):The booking is removed from the lock system, and the PIN code is deleted.
- To generate a new PIN code for the new room, the booking must be reopened and saved again in Moder.
Sending PIN codes via SMS
To enable automatic sending of door codes via SMS, the Scheduled SMS feature must be activated in Moder.
- Activate this feature by navigating to Customers → Scheduled Messages in Moder.
- For more details, refer to the Customer Communication course.
Setting PIN codes in room details
A PIN code can be manually assigned to a room in the Units section, making it the default code for all bookings in that room. However, if lock integration is enabled, the lock system's generated PIN code will override the default PIN and appear on the booking.
