The Room prices section manages the pricing of accommodation. Here you can set certain basic prices for each room type, and create price rules for times that differ from the basic prices.

BASIC PRICES
In order for a room type to be bookable from an online store or sales channel, a base price must be set for it.
You can build the base price by clicking open "Room prices" ----> Plus icon next to the room type you want to build the price for. Basic pricing must be done separately for each room type, but you can copy a base price to another room category by using the "Copy" feature on the right hand side. Please note that at this moment you can only copy a base price to another room category, not to another time period within the same room category.
Example of creating a base price
In this example, a base price period named "Winter 2023" has been set for the room type. The daily price is set at 100 euros, except for Friday and Saturday, when the prices are 50% more expensive. In addition, in the example there is a limited check-in possibility for Sunday, i.e. the guest cannot make a reservation whose check-in day is Sunday.
The base price includes 2 people and the additional price for an extra person or people is 30 euros/person/booking. The additional price can also be set so that it is charged per night (you can make a selection from the drop-down menu).
In our example "Winter 2023", the base pricing is set in such a way that the guest gets a 10% discount on the price if he/she stays at least three nights. If the guest stays seven nights or more, she/he gets a 20% discount on the price. You can add as many price changes as you want from the plus icon.
It is important to note that although the external sales channels read Moder's pricing, these price changes set in the base price according to the duration of the reservation are not transmitted directly to the sales channels (Booking.com, Expedia, Airbnb, etc.). If desired, they should be set separately from the extranet of each sales channel.
This base price period is set to be valid between 1.11.22 and 30.4.23. You can also use continuous pricing (check the box "Continuously"). You can build other base prices on top of the continuously valid basic pricing, which cancel the continuous pricing at the time when they are set to be valid.
For example, you can create a continuous base pricing and another base pricing, which is set to be valid from June 1 to August 31, 2023. In this case, the item will otherwise have a constantly valid base pricing, but in the period from June 1 to August 31, 2023, another base pricing that you have built for that time will be valid.
The room type in our example can be booked for minimum of one night, and the maximum number of days is not defined per se (you have to put a number in the maximum booking time, but if the duration of the reservation is not actually limited, you can put for example 100 here).
The room type can be reserved zero days before the reservation, i.e. same-day reservations are allowed. It is important to note that enabling same-day booking means that the guest can book a room at 12:00 PM and still arrive for the same night. This type of operation is usually well suited to hotels with a round-the-clock reception service. If you do not want to allow reservations for the same day, but you can still make a reservation for the next day, you must set one as the day, etc.
If you allow bookings day before, rooms can also be booked until 12.00pm the night before.
In the "Pricing additional info display text" section, you can add text that will appear on the main page of the online store above the price of the room type. Remember to give also the desired translations for the text if your webshop offers multiple languages.
In the "Room price display text" section, you can add a starting price for the room type if you wish. In this case, the starting price text you set will be shown on the front page of the online store, in the room type information, instead of the calculated daily price of the room type.
Partial payments
The "Partial payments" function makes it possible for the guest to be charged only a certain portion of the accommodation as an advance payment. You can define yourself how much earlier than the arrival date of the reservation the guest must pay the final part of the invoice, or whether the final amount will only be charged upon arrival/departure (see lower example).
If you choose to use partial payments, the wepshop directs the guest to pay the desired advance payment immediately upon booking. After making the advance payment, the guest will receive a booking confirmation and a final invoice (Paytrail's payment link) in their e-mail, the due date of which depends on the rule you have set ("Payment possible days before booking"). When the guest pays the final bill using Paytrail's payment link, the entire reservation is automatically marked as paid in Moder, as always when using Paytrail's payment link.
In this example, the guest pays 30% of the accommodation price when booking. The guest must pay the final amount no later than 7 days before arrival. Please note that the advance payment only applies to the accommodation portion; extra services (either included in the accommodation or for an additional fee) will still be charged to the guest immediately upon booking. If the guest books later than 7 days prior to arrival, the full amount of the booking will be charged during booking process.

You can also specify that the guest should only pay the prescribed advance payment before arrival, and the remaining part will be charged to the guest on the spot upon arrival or departure. In this case, leave the "Payment possible days before booking" section blank.
In the example below, the guest is charged 50% of the portion of the accommodation (plus all extra services) when booking, but the remaining part of the accommodation is only charged when the guest arrives/departs the property.

PRICE RULES
With price rules, you can easily manage price increases and reductions depending on the season. Here you can also quickly make last-minute changes to prices. The price rules always increase or decrease the set base price by percentage. Reductions or increases of a certain euro amount are therefore not possible through this function, but the price is always adjusted based on a percentage calculation.
You can set a new price rule by clicking the plus icon next to the "Price rule" text. Unlike base prices, which must be made separately for each room type, a price rule can be set to be valid for several or all room types at once.
It is important to know that price rules are also transmitted directly from Moder to different sales channels (Booking.com, Expedia, Airbnb, etc.).
Next, let's look at using price rules with examples.
Example 1: Price increase for a certain period
In this example, the daily base prices for the Christmas season have been increased by 25% for the period of 16.12.22-7.1.2023. So if the base price is set to 100 e/night, the price for this period is 125 e/night.
For the same period, the minimum rental time is set to three days, i.e. the guest cannot make reservations shorter than that for the period of 16.12.22-7.1.2023. The room type does not have an actual maximum rental time (some number must be entered in the maximum reservation period, but if the actual maximum reservation period has not been set, you can enter, for example, 100 nights or another similar, large number). The rule is valid for all room types.
Example 2: Discounted price for low season
In this example, the prices of the low season, November, have been reduced by 15% compared to the base prices. If the base price is set to 100 euros, the room price in November is 85 euros in accordance with this price rule. The minimum booking period is one night.
Example 3: Price increase to sales channels only
In this example, we wanted to increase the prices going to external sales channels by 15% compared to the base prices. Since the box "Rule affects only to external sales channels" is ticked, the increased price is updated only for external sales channels (i. e. booking.com, Airbnb, Expedia). From your own online store, the guest can still reserve a room at the normal base price. This price rule is set to be valid for the duration of the imaginary winter season 1.12.2022-15.4.2023.
Example 4: How to block sales using price rules (Disallowance rule)
Through the price rule, you can also do so-called Disallowance rule, i.e. block a certain time or a room type from the online store or only from external sales channels for a certain period of time.
In the example below, deluxe 1hh and deluxe 2hh have been blocked from external sales channels for the period of 1.12.-31.12.22. The guest is therefore not able to book the room types in question through Booking.com, Expedia, Airbnb or any other sales channel, for the time in question.
Instead, the guest can make a reservation from your own online store according to availability (since the rule is intended to apply only to external sales channels). If you would like to completely block these room types from being booked also from your own online store, just remove the check mark from the section "Rule affects only to external sales channels". If you do so, the rule also prevents booking these room types from the own online store.
SPECIAL CONSIDERATIONS FOR EXTERNAL SALES CHANNELS
Pricing done in Moder is transferred directly via Beds24 to external sales channels (Booking.com, Expedia, Airbnb, etc.), with a few exceptions:
- The price changes made in the base pricing according to the length of the stay are not transmitted to the sales channels. They must be set separately in each sales channel's own channel management if desired. So this cannot be done via Moder or Beds24, but each customer must do it by logging into their own channel management for Booking.com, Expedia, etc. For Airbnb, this can be in some cases set up from Beds24 account. You can contact our customer support (support@moder.fi) if you need to set up special discounts for Airbnb and cannot do it from your Airbnb account.
- The extra person pricing coming into the sales channels must always be set per night in Beds24; per booking pricing is not possible (in Moder's own online store you can set additional person pricing per booking). If you have multiple base prices set up for different seasons, it is advised to keep the same extra person fee for all seasons. The extra person fee is sent to sales channels based on what it is in Moder for today. For example, if I have set up an extra person fee of 40 euros for the month of June, and extra person fee of 60 euros for the month of December, anyone making a booking from sales channels in June will pay 40 euros for extra person fee (regardless of the dates of the booking). Vice versa, anyone booking from sales channels in December will have to pay extra person fee of 60 euros no matter when the stay will happen.
- Please note that if you have allowed e.g. promotions that allow discount prices in Booking.com extranet, they may overrun Moder's prices and price rules (for example, the minimum duration of the reservation may be removed).
Remember, when updating prices or price rules, press the "Update rates to sales channels" button at the top of the Pricing section. In this case, the price rules and price changes are also updated to external sales channels at the same time (with a delay of a few minutes). Otherwise, the prices will be updated in the sales channels during the following night.
COUPONS
You can create different discount coupons in Moder, which give the guest either a percentage or euro discount on the price of the accommodation. You can also define a fixed price for a night's accommodation with a discount code.
Discount coupons can be used normally when booking in the online store. You can enter the code on the "Guest details" page. Enter the code you received and press "Apply". The system tells you whether the code is valid. After that press "Continue" and the new price will be calculated with the discount on the next page.
You can add a new discount code via the "Create" button in the upper right corner (Room prices ---> Coupons). You can give the discount code the name you want (the name can contain letters and numbers).
After that, you can define whether the code gives a percentage discount, a discount in euros, or whether the code can be used to book a night's accommodation at a certain price. You can also specify that the code can only be used if you make a reservation with a specific email (if you want to give the code to only one specific person). Only one email can be added for each code.
If, on the other hand, you want the code to be available to everyone or not restricted to a specific person, leave the e-mail field empty.
In addition, you can define whether the code is valid for an unlimited time or define a validity period for the code.
In the example below, it is specified that with the coupon "friend10" you get a 10% discount for overnight stays that take place during February 2023. A specific email address has not been defined for the coupon so it could be shared with a newsletter, for example.
You can also define whether the discount code is valid for all rooms and room types or only for certain room types/rooms.
Please note that if you create a discount code that covers the entire price of the accommodation and the customer uses it when booking, the order will automatically come as a booking request, because the system cannot process the so-called €0 payment.
Discount coupons and extra services
It is often asked whether the discount code also applies to extra services. The discount coupon does not currently provide a discount for those additional services that are defined as part of the accommodation price - the discount coupon always applies only to the accommodation part.
Discounts are not available for additional chargeable services that the customer can optionally add to the reservation.
