If you want to add your accommodation or some of the properties for sale to Airbnb, your Airbnb account can be integrated into Moder through the Beds24 channel management. After that, all bookings from your Airbnb account go directly to Moder, and Airbnb reads availability and pricing directly from Moder.
The process proceeds as follows:
1. Create the desired properties ready to your Airbnb account.
2. Contact Moder's support (support@moder.fi) and tell that you want Airbnb integration on. We need from you a list of the propertiest which will be added, the list should show the property name in Moder as well as listing number in Airbnb.
3. Moder support agrees with you time and date (e.g. 15 min Teams Meat), where we give you access to your own Beds24 account to connect it with your Airbnb account. After this, you don't have to do anything, we will take care of finishing the integration from our end.
4. We will let you know when the integration is complete. After that, check again in your Airbnb account that the synchronization (prices and availability) looks correct.
Things to consider in Airbnb pricing:
- If you use the Per occupancy pricing model in Airbnb's direction, you can only set the additional person fee per night. It is not possible to set an additional person fee per reservation.
- If you want to set, for example, a pet or service fee in Airbnb, this should be set through the Beds24 account. Send a message to support@moder.fi and ask us to add the fees you want or tell us about possible additional fees already during the implementation of the integration.
When you update prices or price rules in Moder, remember to press the "Update prices to sales channels" button in the upper right corner of Moder's Pricing section; this way the prices are updated faster to the booking channels (usually the delay is from a few minutes to tens of minutes, depending on the booking channel).
Moder sends the prices to Airbnb always one year ahead.
